The short answer

There is no single fair price for every Miami home. A compact condo that is cleaned every two weeks is a very different job from a large house that has not had a detailed clean in months. The most useful quote starts with the size of the space and the level of service, then adjusts only for the factors that truly add labor.

At Palmera, current starting prices begin at $129 for Maintenance Cleaning, $289 for a Reset Clean and $359 for Move-In / Move-Out Cleaning. Larger homes, additional bathrooms, special conditions and selected extras can increase the estimate. Homes of 4,000 square feet or more are quoted individually.

What changes the price of a cleaning?

  • Home size: more square footage generally means more floors, surfaces and rooms to cover.
  • Service level: routine maintenance takes less labor than a detailed reset or a vacant move clean.
  • Bathrooms: bathrooms are detail-heavy spaces, so additional bathrooms can add time.
  • Frequency: a home cleaned weekly is usually faster to maintain than the same home cleaned occasionally.
  • Buildup or special conditions: heavy grease, pet hair, post-construction dust or neglected areas can require a different scope.
  • Optional extras: oven interiors, refrigerator interiors, interior windows, balconies and linen changes are best priced separately so clients only pay for what they need.

Why square footage is a better starting point than bedroom count

Two three-bedroom homes can require very different amounts of work. One might be a 1,300-square-foot condo and the other a 2,500-square-foot house. Using square footage as the primary input gives a more consistent starting estimate, while bathrooms and service level account for the most common labor differences.

Bedroom count can still be useful operationally, but it is not always the fairest way to set a base price.

Recurring cleaning versus one-time cleaning

Recurring service is usually the most efficient way to maintain a home because the team is returning before normal buildup becomes a larger project. Palmera's every-two-week Maintenance Clean is the pricing anchor; weekly service is priced slightly lower per visit, while every-four-week and one-time maintenance visits are higher because more accumulation is expected between visits.

How to get an accurate estimate

  • Choose the service that matches the current condition of the home, not the service you hope will be enough.
  • Select the correct square-footage range.
  • Include the actual bathroom count.
  • Flag unusual buildup or post-construction dust before the appointment.
  • Add oven, refrigerator, windows or other extras only when you want those areas included.

The goal is predictable pricing, not a surprise at the door

A good cleaning quote should be easy to understand before the appointment. Palmera's online estimate is designed to show the expected total from the information you provide, then confirm the requested date and scope before the appointment is finalized. If an unusual condition would materially change the work, it should be discussed before extra chargeable work begins.
